Privacy policy

The site has a few forms: a contact form for questions, a tour request form, a "send me this plan" form, a waitlist form that asks us to tell you when a plan opens, and a leasing estimate tool. Depending on the form, we ask for some or all of the following:

• Your name, email address and phone number (a phone number is required for tour requests)
• Your preferred move-in date, the number of applicants, the lease term you want and whether you have pets
• The plan or home you are interested in and the tour times you request
• Any message you type

You choose what to enter. If you leave out something a form requires, we may not be able to respond.

When you submit a form, the site also sends us some details about your visit along with it: the page you came from, the pages you viewed during the visit, any campaign tags in the link you clicked (UTM parameters), your IP address, and your browser and device type. We use these details to understand which channels bring inquiries and to give the leasing office context when it follows up.

The analytics services described in the next section also record how the site is used, whether or not you submit a form.

The site uses PostHog and Google Analytics to measure how visitors find and use it, so we can see which pages help people and fix what doesn't work. They record information such as:

• The pages you view, how long you stay, how far you scroll, and the links and buttons you click, including taps on the leasing office's phone number and clicks to the online application
• That a form was sent, which form it was and which plan it was about, but not what you typed into it
• The website or ad link that brought you to the site and any campaign tags in it
• Your browser, device type, screen size and approximate location (city or region), worked out from your IP address

PostHog may add your clicks to heatmaps, which show where visitors click and scroll. The site does not record sessions.

We have set PostHog to discard IP addresses, and Google states that Google Analytics does not log or store them. We do not send your name, email address, phone number or the contents of any form to either service. We have turned off Google signals and the optional settings that share Google Analytics data with Google for other purposes, and we do not use either service for advertising or to build profiles of you across other websites. Other than these analytics services, which record activity on this site only, no other company collects information about your activity across websites through this site.

Analytics information passes through the site's own address on its way to PostHog. PostHog stores it in the United States. Google Analytics keeps event data for 14 months. PostHog keeps it for the period set by its service for our account.

PostHog and Google Analytics set cookies that recognize your browser on later visits. You can block or clear cookies at any time in your browser's settings.

If your browser or a browser extension sends a Global Privacy Control (GPC) signal, the site does not load either analytics service.

Cookies, local storage and session storage let a website keep small pieces of information on your device. The site uses them as follows:

• Google Analytics sets cookies named _ga and _ga_ followed by an ID, which last up to two years, and PostHog sets a cookie whose name begins with ph_, which lasts up to one year, and keeps related details in local storage and session storage. Neither is set if your browser sends a GPC signal.
• Local storage also remembers whether you have already seen the specials card, until you clear it.
• Session storage, which your browser clears when you close the tab, remembers a banner you closed and notes when your visit began, the pages you view during it and how you arrived, such as the website or ad link that brought you. The pages you viewed and how you arrived are sent to us only if you submit a form.
• A strictly necessary cookie is set only while a password-protected preview of the site is active.

You can clear cookies and browser storage at any time in your browser's settings.

Content from another company on the site, such as a virtual tour, may set its own cookies, and that company's privacy policy applies to them.

Some browsers can send a "Do Not Track" signal. The site does not respond to Do Not Track, but it does honor Global Privacy Control, as described above.

We use the information you send to:

• Answer your questions
• Schedule and confirm tours
• Send you the leasing estimate or floor plan you asked for (a copy goes by email to the address you enter)
• Tell you when a plan you joined the waitlist for opens up
• Understand which channels bring us inquiries

We use analytics information to understand how the site is used, to measure which pages and channels lead to inquiries and applications, and to improve the site.

Each inquiry is emailed to the leasing office. A copy is also emailed to the site's web developer so they can monitor that messages are being delivered.

Each form carries this notice: "By sending, you agree that our leasing team may contact you about your inquiry by phone, text or email. Message and data rates may apply. Consent isn't a condition of leasing. See our privacy policy and terms of use."

When you send a form, you agree that the leasing team may reach you by those methods about the inquiry you sent. Agreeing to be contacted, including by text, is not a condition of leasing a home here. The leasing office is located in Florida. You can withdraw your consent at any time, wherever you live.

To stop text messages, reply STOP to any text from us. To stop emails, reply to any email from us and say so, or tell the leasing office through the contact form at stellarmastersavenue.com/contact, by phone or by mail (contact details are at the end of this policy).

We do not sell your personal information, and we do not share it with anyone for advertising.

We use a few service providers to run the site. They handle information only as needed to provide their service to us:

• Vercel hosts the website
• Resend delivers the emails the site sends, including inquiry notifications and the copies you ask for
• PostHog and Google Analytics provide the analytics described above
• The site's web developer, which manages the site and its analytics for us and receives a copy of each inquiry to check that messages are delivered

Maps on some pages may load map images from OpenStreetMap. When they do, your browser requests those images directly from OpenStreetMap, which sees your IP address the way any website you visit does.

We may also disclose information when the law requires it, to respond to a legal request, to protect the rights, property or safety of residents, staff or others, or as part of a sale or transfer of the property or our business.

The site is not directed to children under 13, and we do not knowingly collect information from them. The leasing forms are meant for adults 18 and older. If you believe a child has sent us information through the site, contact the leasing office and we will delete it.

We keep the information you send for as long as we need it for the purposes described in this policy, including responding to you and the leasing office's records, and for satisfying any legal, accounting, or reporting requirements, establishing or defending legal claims, or for fraud prevention purposes. When we no longer need it, we may delete it, remove the details that identify you, or set it aside so it is no longer used.

An inquiry is kept in more than one place. It is emailed to the leasing office, and a copy goes to the site's web developer so they can keep the forms working. The website host's logs record the email address each message from the site is sent to. If a message fails to send, the host's logs also record the inquiry itself, so it is not lost.

Analytics information is kept for the periods described in "Analytics" above.

We use reasonable measures to protect the information the site collects. No way of sending or storing information is completely secure, so we cannot promise that information will never be accessed or disclosed without authorization.

You can ask us what information we hold about you from the site, ask us to correct it, or ask us to delete it. The site links to other websites, including the online application and the resident portal (both on RentCafe) and map services. Those sites have their own privacy practices, and this policy does not cover them.

We may update this policy from time to time. The date at the top shows when it was last changed, and the current version is always posted on the site.
