Leasing and applying
How long are the leases?
Leases run 7 to 18 months, and the estimate lets you choose your term.
How do I apply, and what does it cost?
Apply online with the Apply link in the site menu, or call the leasing office at 941-462-2665. The application fee is $49 for each applicant 18 and up, and the admin fee is $50, paid once for the home.
How much is the security deposit?
The security deposit is $750 when your application is approved, or $2,500 when the approval comes with conditions. It is set after your application is received.
What is the estimate?
The estimate adds up your monthly total and your move-in costs for a plan or a specific home. Choose your move-in date, lease term, applicants and pets, then print it or send it to our team. It is an estimate, not a lease offer: the leasing office confirms rent, fees and availability before you apply.
Monthly costs
How much is rent?
Total monthly leasing prices start at $2,464 a month for the Amber (2-Bedroom Townhome), $2,714 for the Jade (3-Bedroom Townhome), $3,139 for the Opal (4-Bedroom Townhome), $4,139 for the Cypress (4-Bedroom Single-Family Home) and $4,239 for the Maple (4-Bedroom Single-Family Home). Each total is base rent plus the $189 monthly fee every home pays.
What does the $189 monthly fee cover?
It covers Wi-Fi, basic cable, landscaping, pest control and smart devices. Every home pays it, and it is already part of the total monthly leasing price on each plan page.
Are utilities included?
Wi-Fi and basic cable come with the $189 monthly fee. Usage-based charges are not part of the total monthly leasing price, so ask the leasing office what applies to your home.
Pets
How many pets can I have?
Up to three indoor pets per home, and no exotic animals. Some dog breeds are excluded; the pets page lists them.
What are the pet fees?
Each pet has a one-time pet fee of $400, which is non-refundable, and pet rent of $35 a month.
Is there a dog park?
Not on the property, but every home has its own fenced yard.
Are the pet rules the same in the townhomes and the single-family homes?
Yes. Every home has the same three-pet limit, the same pet fees and a fenced yard.
Do assistance animals count as pets?
Assistance animals are not pets; requests for reasonable accommodation go to the leasing office.
The homes
What kinds of homes are there?
There are 72 townhomes and 8 single-family homes, all completed in February 2025. The townhomes come in 2-, 3- and 4-Bedroom plans, and both single-family plans have four bedrooms. The site plan shows which homes are available now.
Does every home have a garage and a yard?
Yes. Every home has an attached garage and a fenced yard. The townhome garages hold one car, and the single-family garages hold two.
Which plans have a bedroom on the first floor?
The Opal townhome and the Cypress single-family home each have a bedroom and a full bath on the first floor.
What is the difference between a townhome and a single-family home here?
Each townhome shares walls with the homes beside it and has a one-car garage. Each single-family home sits on its own lot, with no shared walls and a two-car garage. Total monthly leasing prices start at $2,464 for a townhome and $4,139 for a single-family home.
Tours
How do I schedule a tour?
Choose a weekday and a time between 9 AM and 5 PM in the tour request form, then send it. Nothing is booked until our team calls you to confirm the time, then follows up by email.
Where is the leasing office?
The leasing office is at 8044 Gulfstream Ct, Lakewood Ranch, FL 34202, at the front of the community, and is open Monday to Friday, 9 AM to 5:30 PM. You can reach it at 941-462-2665.
The community
What amenities does the community have?
A heated pool facing the lake, a covered clubhouse lounge beside it, a playground and controlled access at the entrance, each shown in photos.
Are the homes energy efficient?
Every home is Home Innovation NGBS Green Certified at the Silver level of the National Green Building Standard, which covers site and lot development; resource, energy and water efficiency; indoor environmental quality; and operation, maintenance and education. Features in the homes include Energy Star appliances, energy-efficient lighting, high-efficiency heating and air conditioning and low-flow plumbing fixtures.

Where is The Stellar at Masters Avenue?
The community is on the east side of Lorraine Road at The Masters Avenue in Lakewood Ranch, about half a mile north of University Parkway in Manatee County. Its address is 8044 Gulfstream Ct, Lakewood Ranch, FL 34202. I-75 is under ten minutes away.
Which schools serve the community?
For the 2026-27 school year, the School District of Manatee County's lookup returns Robert E. Willis Elementary, R. Dan Nolan Middle School and Lakewood Ranch High School. The district makes the final call on placement, so confirm for the home's address at (941) 708-8770.
